Preparing Your Property for the Summer Season

Summer Season Property PreparationSummer is one of the most important seasons when it comes to maintenance on your property. There are a number of things you need to do to ensure your property is in tip-top shape for the summer months.

Check your HVAC system

An A/C unit that goes out in the middle of the summer heat will make things miserable for everyone, and while you can’t totally eliminate that possibility, you can make it a lot less likely by preparing your HVAC unit for summer.

There are a number of things you should do both inside and outside your building. First off, you should inspect the unit outside and look for any problems, such as missing or damaged pieces. You also want to give the unit a good hosing down to get rid of any dirt and debris that may have built up. This will help improve your unit’s efficiency and also help prevent damage.

Inside your building, you want to start up the A/C and make sure it works and is blowing cold air. It’s also a good idea to change the filter and check the duct work and vents to make sure there are no issues. If you have different summer and winter settings on your ducts and humidifier, you need to ensure those are switched over.

Check the sprinkler system

Summer is the time when you will run your sprinkler system the most, so you want to make sure it is in good working order before you turn it on for the first time.

Before turning it on, inspect all the sprinkler heads to ensure none are broken. Once you do turn the system on, you will want to go back and ensure all the sprinkler heads are working. You also need to inspect the system for any leaks once you have turned it on and you also should test the timer system to make sure it works properly.

Inspect your landscaping

Late spring is a good time to take stock of your landscaping and what shape it is in. You’ll want to look for any tress that appear to be sick or dying, so you can have an arborist look at them and determine if they need to come down. Another thing to check is any perennial plants and flowers you have planted. You want to make sure they are coming back and haven’t died off, so you can plant new ones if you need to to fill gaps in your landscaping.

Inspect your building

While you are spending all the time outside inspecting your landscaping, your sprinklers and you A/C unit, you also should be taking a good look at the exterior of your building. You want to look closely for missing or damaged shingles, missing or damaged gutters and downspouts, cracked windows and any kind of foundation damage. These things all need to be fixed before you start getting hit with summer storms.

It’s a good idea to inspect the inside as well. You’ll want to open every window to ensure they operate properly, and its also a good idea to check your windows and doors for any gaps or cracks that need to be filled in. Ensure all ceiling fans work properly and are set on their summer setting.

This may all seem like a lot of work, but it’s really not. It can likely be done in a day and will ensure your summer is much more enjoyable.
